We have heard or run into situation where a seller needed to absolutely net certain dollar amount off their home to be able to pursue other personal goal. Similar situation came up with one my listing recently. They wanted list $20-$30K over the neighborhood comps. But I asked them a question:
Do you want to sell your home or help sell your neighbor?
They were first taken back by my question. After a pause I went on to explain the fact is market has shifted from Location, Location, and Location to Price, Price & Price. Even if you have few features that were done as a part of your home improvement in this buyers market you will recoup value but it is used as leverage rather than dictating the value of the property.
What are buyers looking for? Buyers want lower mortgage & ready to move in home. If you are still stuck that your home deserves more money think about another bumper you are going to run into after being on the market for next couple of the months is APPRAISAL. You will help sell the neighbor down the street which will be closed just in the time you receive your first offer which is lower than what you could not fetched in early days of the listing.
