We have heard the news that Laguna Beach has much inventory as compared to the neighboring city of Aliso Viejo. When one takes a look at the reasons why, one can easily conclude a large reason is the price range. Currently only one home is for sale in Aliso Viejo for more than $1 million. Conversely there are currently 326 homes for sale in Laguna Beach for more than $1 million. The two cities are so different but yet so close, only on the other side of a hill. Aliso Viejo is a new city overlooking Saddleback Valley. Laguna Beach is a historic village with oceanview and oceanfront homes. Year to date in Laguna Beach, 42% of the detached homes sold were between $1-2 million. Today on the market in Laguna there are 30 detached homes priced under $1 million with half of them being distressed sales. I always say to buy a home that is in your budget as close to the ocean or best oceanview that you can afford. So if you want to buy right in today’s uncertain market, buy a Laguna Beach oceanview home priced well. Years from now you will thank yourself that you did.
