Home sales in Macomb County MI - Comparing this past September with previous years

My Macomb County MI area has been in the midst of this housing value decline for several years now, and I thought it would be interesting to see how this past September home sales compared to the previous September sales data (2007 and 2008).

While we aren't seeing home prices stabilizing as of yet, we are seeing fewer homes come on the market.  We're also seeing more homes being sold this year than in years past. That should help us in the near future with the supply & demand issue that has been so heavily tilted to the "supply" side of the market.

It's interesting to note that while fewer homes are coming on the market this year (less foreclosures and bank owned homes) there is more competition for the homes. The increase in the homes sold when comparing September 2007 to this past September is 60%.

Good comparable sales information to give out. We just sent out our quarterly statistical report comparing third quarter of 200 and 2009 to our market area. Will be posting our community information on AR this week. Thanks for sharing your information. Isn't it amazing the increase in number of homes from 9/27 to 9/09 is up 60%! Getting rid of the inventory will help!

Looks like good news and bad news in the numbers. Prices have to start going up again when the inventory shrinks like that.

Good morning, Kris.  Thanks for compiling and sharing those statistics.  Although the sales prices are lower, it's good to see that the number of homes being sold is increasing!

Wow that is a huge increase. I think it is the fact that more buyers are taking advantage of the prices.

Huge....Yea....get rid of that inventory.

Less inventory means home prices will start to come back up.

Macomb is not as bad as us with the price declines and that is a little silver lining in the cloud!  We have the same supply/demand issue here with the amount of listings lower and the units sold higher!  It's all a challenge :)

I'm really excited that more homes are selling, but like all of you, wish that the prices would stabilize.  Thanks so much for taking the time to read this and I look forward to reading all of your market reports.  It's always fun to see what is going on that isn't in my neck of the woods :-)
