We all have buyers that want to see nohing but foreclosure listings. Explain until we are blue great deals can be found in foreclosures but there are other great deals too. Still, they only want a foreclosure. I put together two lists of foreclosures for my monthly newsletter, one for detached homes and the other of condos and townhomes. New lists will be supplied for those that ask at any time. Anyone wanting on the newsletter email list only has to notify me. Newsletters can be found on my website at http://www.rakoci.com/newsletter.html after they have been sent to the list. The condition of foreclosed homes is often sad. Required repairs can often push the cost hgher than that of a regular sale.

We have very few foreclosures in our area right now.  The homes that do come on the market sell within 72 hours.  Crazy market here!

Richard - Those in good shape can go quickly here also. I showed a couple a wonderful foreclosed  home the other day. Once inside things changed. Although we knew all the kitchen appliances had been removed we found other concerns. All sound speakers throughout the home had been removed, the central vac was gone as was much of the security system. That one will be on he market a while. We moved on and looked at a regular sale that had been on the market 4 days- an offer was submitted and accepted. Buyers should keep an open mind and look at every home that meets their requirements.

Hi Liz- Always great hearing from you. With over 100 in each catagory (detached homes / condos & townhouses) there are a lot fewer here now than there was just a short time ago but still considerable. That is foreclosures only. I'm finding few want to even look at a short sale after hearing the horror stories or of the potential time it and problems.
