Where are the Real Estate Brokers on Active Rain?

By
Real Estate Agent with The Virtual Real Estate Team 104556

I daily search for new bloggers on Active Rain for Oklahoma. Like most states who have a small group of Realtors who blog, a few mortgage bankers, inspectors, and then brokers. I decided to use the drop down menu to search just for brokers and I know I should not have been surprised, but I was. If I take out Judi Barrett who with 400K plus points and is a one person blogging hit squad, that leaves me with 44 brokers. The top broker has 5662 points which would put him at the bottom of page two for Realtors, and the average for the group is 918 points. In otherwords, they are sleeping. I decided to check surrounding states, and except for a few brokers in Texas, it was the same old story. Talk about missing a great recruiting tool!

In October I left a large franchise. I didn't leave because I was mad, I left because the benefits didn't match the expense. Also, my brokers who I still love, and who are good if you are in trouble, don't have a clue about Web 2.0 and 3.0 this is upon us. I may not be a Gen Y, but I am on AR daily, I do at least 4 webinars per week, read books on it, and have reoriented my marketing to web media which saves me a lot of money. My brokers did not understand any of this. They still thought the branded sign was everything. It is painful to watch there numbers shrink. Web savvy Realtors have left, others have retired, but no new blood is coming in. I introduced one of them to Active Rain, and she joined, as a realtor, did not do a profile, or picture. Her 313 points indicate her belief that this is not important.

Which brings me back to brokers on Avtive Rain. The average age of a Realtor may be in the 50's, but the average age of a buyer is estimated to be 30, Gen Y at the leading edge. They are also a really big group, at least as big as the Boomers. They will be coming into this business while us 60+ year olds are looking for our hopefully graceful exit. So if I was a Gen Y'er ready to get into the business what questions would I ask the broker? Maybe it would be do you understand and use Twitter? What social networks do you participate in? Do you blog in writing or video? My old brokers, god bless them, would have a vacant stare. I would walk out of the office politely to find someone esle up to date who could mentor me.

If you are a broker who signed up here and you don't blog and comment, you are missing a powerful recruiting tool. This network will reach 200,000 members in 2010. Posts get indexed in minutes not days or never. Up to date conversations about important issues are here daily. So think about the 30 year old internet expert. As they search the web for real estate groups where do you think they will go? Then ask yourself, are you a presence or are you invisible? If you don't build it, they will not come.

Joe,

I am a broker/owner of a small independent company here in west Tennessee. I believe I am the only active blogger out of 90 or so Realtors. Good for me, bad for them!

Joe I am the broker/owner of a small independent in Phoenix and very active in the rain.  I also have been teaching agents and brokers workshops on the value and importance of getting involved in AR.  Most - and especially the broker/owners don't see the value and don't want to invest the time.  Totally amazes me  that they don't see the future (and the now).  Since I began this journey I've had quite a few leads that turned into closings for my agents and they are currently working on about another 4 or so.  Which in my mind is  a HUGE result compared to what was happening before on another blog format.  I am very clear that 2010 will only double or triple the results. There are a couple of other broker/ owner in Phoenix that understand this and are on AR - but the number is very small.

Merry Christmas Joe!

Joe - I am a broker/owner as well, but my profile is under the agent category because it seems like that's where people look when it's time to send a referral.  I have recruited 3 agents from AR!  :)

Jason, I would add that most of these brokers in Oklahoma do not sell like you. And besides your committment here you also identify yourself as a broker. I would want to be with you if i moved to Austin. As the old gas commercial slogan says, you are the hottest brand going.

John, for some reason I did not check Louisiana. Kudos to your broker.

Joe, I just think they don't get it. I'm going to reblog this to several different groups and get it re-re-blogged.

Hey!  What about me?   I'm a broker and I generate all of my business for myself and a group of other brokers and agents through Internet advertising.

My role as a broker varies from most who have supervisory and recruiting duties, not business generation.  Business generation is generally the job of agents.

It's the nature of the business.  Agents shouldn't need their brokers to guide them in the use of the Internet for advertising, they can do that themselves.

I think Jason is right.  You would probably find many brokers have simply listed themselves as agent.

I left my previous broker to start my own not because I wanted to grow a business (market share with agents). I left because like you, I didn't see the value to the financial compensation and more importantly, I want to be known as 3:16 team REALTY instead of the name of my broker.

Lenn, You are the paradigm example of a broker here. I was really wanting for Oklahoma City brokers to see this, but since they are not on Twitter or Facebook either, how would they know the value?

Jason, David, Richard, Why not have two blogs on Active Rain? One ffrom the borker perspective and one from the realtor perspective. In the Oklahoma area, I see attrition in agents not only from the downturn, but also becasue they older folks getting out of the business are not being replaced by Gen Y. This is a huge opportunity in recruiting.

Interesting topic - and appreciate your sharing. I am with what was the largest most successful company in this area - and when I leave (could be two months and it could be twenty years) it won't be about being MAD - but about positioning myself for success and having a strong support group. Agents you can trust and a broker who's got your back!

Do right marilyn. One ionteresting phenomenon is the rise of the independent mega-team. It can exist under a franchise umbrella, or the other end of the scale, fully independent. It is scewing the numbers to 93% of the business being done by 7% of the Realtors, however, a Realtor may be a team of twenty. I do still like the idea of an independent and risk oriented broker to balance my team. Yhis ianother thing that brokers have to be savvy on.

Joe -

I'm very fortunate to be with a broker who not only subscribes to my blog and supports all my social media efforts but often reblogs my posts on his blog (with all due credit of course).  Nice to have someone who "gets" it.

a one person blogging hit squad,

Oh, My.. I don't know about that!

I really just do my thing.

I do wish more of our Oklahoma members were active though.  It's a great opportunity for them... they've already joined but the percentage that are taking advantage of it is pretty low.

Joe, Lenn reblogged this a few weeks ago. I was cleaning out my "comments" and copied and pasted it to my Broker. She's very supportive of my blogging but I don't think she's "there" yet.
