Perhaps, but reinventing the wheel always produces the same results.  The same basic yet very functional wheel! 

Experience, the mother of all vocations, has taught me to focus on basic real estate marketing methods and property management.  The original wheel!  Whether positive or negative, I am intensely aware of all aspects of a target property before an assignment is accepted orundertaken.  Marketability and/or salability are determined long before a property is exposed the buying public.  Yes, it true!  Research, research, research!  A boring but wildly effective tool that in most instances dictate to the success of brokering commercial real estate.

All too frequently the affair between Seller, Buyer and property is prematurely halted by reason of a common difference.  Asking price!  Conversely, the gulf between a Buyer's desire to purchase and a Seller's desire to sell are united by reason of a common objective.  Motivation!  Commercial Buyers typically acquire properties that lend themselves to their business operation.  Commercial Sellers' dispose of properties by reason of relocating, business closure and the like.  Emotion and sentiment are typically not a factor with commercial Buyers' or Sellers'!  Both impart the particulars of the property they wish to purchase or sell to their Broker for entirely different reasons!  Successful Brokers do not depart from that road map!  In most cases, Broker and/or Realtors, of which there is a defining distinction, seldom "SELL" properties in the traditional sense!  The fact is, properly researched and marketed properties overwhelmingly the sell themselves!  At SMH Commercial Real Estate, (SMHCRE) commercial property is our most effective, productive and successful "salesman".

SMHCRE never exposes a property to market ready consumers before fully describing the same under a minimum 2,000 word narrative inclusive of photos, maps, zoning, permitted uses, operating expenses, and when applicable, income and expense records.  There are few substitutions for thoroughness!  The properties we represent are thoroughly researched to the benefit of the property owner and consumer.  Applying such measures on every event will render the perfect lyric to the perfect melody!  Happy Sellers', happy Buyers' and. of course, Brokerage fees!  At SMHCRE, we believe a professional brokerage practice requires an ability to deliver a depth of knowledge in a specific field as opposed to a general understanding of the industry.  The antiquated and often repeated concept that the only difference between commercial and residential real estate is location, simply does not rise to the level of our thinking.

As a former partner in one Rapid City's largest real estate brokerage firms, I was fortunate when I sold my interest to depart with a wide range of experience and knowledge of real estate brokerage.  In 1992, I founded SMH Commercial Real Estate with the idea of creating a professional commercial real  estate brokerage practice that specialized in one field of the profession.  In the making, the idea of breaking away from the traditional "jack-of-all-sales" Broker image seemed to be the right place to begin.
