Are you buying a home in Smithtown, NY without a buyer's broker?

After years of a successful career in real estate in another state I have now found myself in real estate in Smithtown, New York. Wow! Things are very different here and certainly not to a home buyers advantage.

If you are getting ready to buy a home in the Smithtown area, here are a couple of plain and simple facts you should consider.

1. The home buyer deserves fair representation by their own agent as much as a seller deserves fair representation by an agent. The home buyer is, after all, assuming a great deal of risk in the transaction.

2. The home buyer is already paying the real estate commission (who really brings the money which the seller uses to pay the real estate agents?....the buyer of course!) so in most cases, it costs a home buyer nothing to be represented by an Exclusive Buyer's Broker. The home buyer should take advantage of the service they are already paying for.

3. The home buyer using an Exclusive Buyer's Broker will have access to much more information. The exclusive buyer's broker can point out the weaknesses of a property and tell the buyer if they think a home is overpriced. An exclusive buyer's broker will use market data to help the buyer determine an appropriate offering price and then use their negotiating skills for the buyer's benefit. An exclusive buyer's broker will keep the buyer's goals and objectives in confidence. The list of benefits goes on and on.

4,. Unfortunately if you are looking at property with an agent who is not a buyer's broker, your agent is, by NY state law supposed to be representing the seller's best interest. Does that mean they could be working against you? Yes it does.

Home buyers of Long Island unite! And please understand that the role of a true buyer's broker is not to "sell" the buyer a house, but rather to offer advice and counsel to assist the buyer in the selection of a home and then to help negotiate the best deal for the buyer.

I see some buyer confusion in the market place that I am hoping gets cleared up with education and honesty. As a realtor abiding by a code of ethics and being an individual answering to a higher calling as well I can not imagine working with people without looking out for their best interest.
