FMLS Making More Changes

FMLS is making more changes and I think they're good. In metro Atlanta, GA we have 2 Multiple Listing Services, GA MLS and FMLS which stands for First Multiple Listing Service.  I am a member of both because it gives my sellers the most exposure and it gives my buyers access to the most home choices.

The changes are as follows and they are scheduled to take place on January 14th, 2010 based on member feedback. It is the hope of FMLS that these enhancements will aid in more quickly matching buyers with sellers. New fields, field changes, enhanced features, and additional pick list selections are among the updates coming.

Decatur Real Estate

The most notable changes are:

  • The addition of Square Footage and Square Footage Source for Residential Detached properties. This means that single family homes will now be able to list square footage. If you list square footage, you must list the source where it came from. Buyers should not solely rely on what is listed. We all know that information is deemed to be correct but may not always be. By the way, the square footage rule for condos and townhomes was added last year. If you're listing a condo, please include the square footage there too. I still see lots of listings that don't add the square footage for condos when that information is so easy to obtain.
  • Increase in photos allowed per listing to 20 (formerly 16)  Buyers want to see photos. If there is a listing without photos, I think the listing agent is either lazy or the house is just so horrible they are afraid to show people what it looks like. If you're an agent wanting to get a house sold, do the maximum number of photos and make sure they are clear enough, please.
  • Sold Listings to be stored for 5 years (formerly 3 years)  This is huge, especially in neighborhoods that don't have high turnover. Remember that the sold homes from 5 years ago cannot be used as comparables on a current appraisal, but it's just good information to know.
  • Sold Listings to include a new field "Lender Mediated- Y/N"  This means that if a home was sold as a short sale, there's a space now to identify it as such, once again giving more accurate information for comparables in a neighborhood.
  • Enhancements to the Shadow Listing Program (formerly Ghost Listing).  This Ghost or Shadow listing is one I think just confuses people. I recently saw the same home listed twice, with different areas and county listed because it was near the edge of Dekalb County near Fulton County. My opinion is that if all agents just put accurate information in to begin with we wouldn't need this feature. I have been seeing a lot of listings lately that are labeled as the wrong area. When this happens, if a savvy agent is searching by area and a listing is submitted incorrectly, it just won't show up in the search. This hurts both buyers and sellers. I can't change the world though... :)

Jen, it sounds like the FMLS changes will be very helpful - especially the sqare footage and sold additions. The lender mediated box is one I'd like to see in our MLS here in Kansas City.

Maria, I think the changes will be helpful too. Now if we could just get everyone to input accurate information... :)

Randall, Honestly, I don't know why we have 2. FMLS does cost us more than MLS. We pay a percentage of every closing to them. But, I think they are more user friendly and have more tools for us to use.

I agree that having 2 is just an added expense. Why not just one good one that does it all right?

Unfortunately, too many people use FMLS for us to not use them. They are extremely expensive (GAMLS is only $25/month vs $120 per every $100,000 in sales for FMLS) and very invasive.  You have to turn in your Exclusive Listing Agreements and Purchase Agreements, none of which have anything to do with them, and a few different Notification forms on top of those.  I understand that it is an attempt to keep an accurate db, but that is our job.  It is a Realtor's responsibility to maintain their listings, as it is only in the best interest of our clients and our business, so we shouldn't have to turn in our personal business documents.  FMLS cannot keep up with all of the small nuances of a deal. 

For example: I had a house go under contract and turned in my contract (so I wouldn't be fined $50!!  FIFTY DOLLARS!) and I changed the status to "under contract" appropriately.  The contract fell through so I made my listing "Active" again.  FMLS has now twice changed the property status back to under contract or pending due to a notification they received 7 days ago. I complained after the first change, but for some reason they re-updated it again to "Pending."  You can imagine my fury at potential loss of business having an incorrect status.  This is only one thorn in my side from FMLS.

FMLS is only a db resource for us agents and they should act as one.  Being forced to turn every detail of our client's purchase agreements is just wrong and it has always bothered me.

However, as long as we all continue to pay and use FMLS, turning in agreements that they should not have access to, and never standing up for ourselves, it will never get better. 

I know, I know... If I don't like it, don't use it.  But, unfortunately, that is not a choice living and working in Atlanta, where most agents use FMLS.  Now I know why the die hard GAMLS users won't make the jump.  Especially since I have started using GAMLS more often for contracts.  It's actually GREAT!  If GAMLS could just make themselves a little more user friendly and fancy looking, all agents would make the jump and we could have just one comprehensive MLS.  *sigh*

Brooke,  thanks for sharing your thoughts.  As long as there are 2 MLSs I will be continuing to use both.  I tend to use FMLS for basic searches, but just this week one of my buyers went under contract on a home that was only listed in GA MLS.   I'm glad I looked there so we wouldn't miss an opportunity.
