Braemar Property Values: January-February 2010 (Heritage Series)

Braemar Property Values are in for the first two months of 2010 for Heritage Series homes.  What's a Heritage series home?  That's easy.  A Heritage Series home is one of the mid-size single family homes with attached garages, built by Brookfield Homes.  They come in four models:  Exeter, Zachary, Yardley and Waverly.  Yardleys are by far the most commonly seen of the Heritage Series.

Braemar Property Value for the Heritage Series is an average of the sales for the two months prior.  In this particular report, three Heritage Series homes sold, representing varying sizes and floor plans.   And you'll see below that the average sales price, seller subsidy (closing cost assistance from seller to buyer) and average days on the market are listed for this report, last report and last year's report. 

The average sales price this report is up over 8% compared to the last report , comprised of sales in November and December 2009.  Meanwhile, year over year, Braemar homes in the Heritage Series have a much more dramatic increase of over 22% in value. 

If you placed your Yardley model, or other Heritage Series home on the market, and priced it to current market conditions, you could expect to have it under contract in less than two weeks time.  There is high demand in our market, and not enough inventory to meet that demand.  Also, you could expect to pay less than 1.5% of the sales price in seller subsidy.  As more and more buyers compete for fewer properties, they will make their offers more competitve by not asking for closing cost assistance, or asking for a very small amount.

Hi Chris Ann, 12 days on the market? Woohoo! Here on Long Island we do not have enough land for builders to build new homes unless it's out East. Those are great stats!

Sheldon: The homes are nice for sure.  The twelve days is a function of having not enough inventory for these buyers looking to take advantage of the low rates and tax credit.

This is nice looking and informative report with key information about the inventory in your market.  It sounds like a very competitive situation and it's good for buyers to understand this up front so they know how to structure their offer.

Claudette:  I've found that in this competitive environment, it takes losing at least one house before a buyer gets serious about writing the offer that wins.  They get stuck on wants, and not needs.  No askig for closing cost assistance, if you don't need it, is a great way to make an offer attractive.
