Back to Multiple Offers?

Each of the last three properties we have presented offers for have ended in a multiple bid situation.  In fact, the last one had over 20 offers placed on the same property!  Granted the properties are bank-owned properties and are at the lower end of the market.  While they offer the right type of buyer a huge opportunity to get into a property that would otherwise not be within an attainable price range, they are also properties which will require a lot of hard work, patience and money. 

Not only are we finding numerous other owner-occupants to be bidding on the properties, we are also bidding against seasoned investors who are anxious to snap up properties before the prices start going back up.

Anyone sitting on the fense wondering if we have reached the bottom of our market and wondering whether or not this is a good time to buy, should consider their particular market and price range carefully.  The market is definitely more active and competitive in the entry to mid-level price range and still slower in the upper level ranges.

Vickie - we have been receiving multiple offers on both our REO listings and short sale listings for some time now...inventory is low in the Sacramento area currently.  Sounds like it must be in your market also.  We actually had a $500,000+ bank owned listing last week receive 10 offers in 4 days; we ended up over $75,000 over the list price and now I'm a bit concerned about it appraising.

HI Vicky, here in Los Angeles County we are in the same situation, most of the properties for sale under $300K are selling with multiple offers.

Here in Michigan as well. Still hate to hear those words when I have the buyer though but multi anything in this market has to help.

In Maryland, many of the well priced listings are attracting multiple contracts. We now have a shortage of homes in the moderate price range.

I think we are going to see a lot of this right up until the time the $8000 tax credit goes away again. Remember this happened at the end of November also, then they extended the credit and it slowed down a little.
