Today I received an email asking if Redfin was available in Canada.  The short answer to the question is NO.

 

The long answer offers a bit more help and will provide a bit of detail to the original question. 

 

Redfin is a for sale by owner stlye company which operates in several FSBO real estate markets in the US.  As of yet, there is no Redfin Canada.  Redfin uses a paid membership of Realtors who join in the hopes of sharing some referrals of FSBO clients.  The site uses a combination of referrals and rebates to consumers to attract listings and real estate members.

 

The consumers who are interested in Redfin Canada, are no different than anyone else.  They want to sell their house, but they want to do it without paying exponentially high fees and commissions.  Typcially, they do not have ill intentions towards using a professional Realtor, they just want to pay as little in fees as possible.

 

What these consumers usually do not realize (usually because the real estate industry does not advertise it) is that real estate commissions are fully negotiable by law.  What that means for consumers is that they can interview multiple Lethbridge real estate professionals, they can negotiate the fees and services, they can pay much less in commissions than what they may be expecting.

 

A professional Lethbridge Realtor can not only help you sell your home, but can do it in the most affordable and timely manner you require.  Do not rule out using the services of a professional Lethbridge Realtor before you talk to one and discuss the full range of services available.  All Realtors are not alike, nor are their fees or results.

Robert, Redfin provides buyer's kickbacks and that is part of the reason why some buyers go that route. As far as services is concerned, they do not really provide full service from my experiences.

Actually I don't think that Redfin is targeting the listing side very much (at least not up until now).  Their competitive advantage comes from some really great search tools on their website.  They also do offer a buyer rebate of commissions which varies depending upon if you are using a Redfin agent (in the major metro areas) or are utilizing a partner in an outlying area.  Obviously buyers appreciate getting money into their own pockets if possible.

I think that the actual buyer services are somewhat scaled back when using their agents and they rely on the buyer to be doing more of the homework and legwork.  The trend that we all hear about is that more and more customers are doing their own research on the internet and once they decide to 'buy' they can quickly make a decision as they are already often laser-focused on what they want and need.  Redfin is trying to capitalize on this trend by focusing on those kinds of buyers.

Other tasks such as offer writing and contract management I think are handled by back-office staff which adds to their efficiency.  They do survey their customers for feedback which helps them refine what they do to minimize costs while still meeting or exceeding the customer's expectations.
