Do You Enjoy a Knock on Your Door at 8 am? – by Twin Cities Homes for Sale

I get up around 5 am most mornings.  That gives me an opportunity to have time to myself: read, check my email, blog and have some coffee before it’s time to take care of the rest of the family and get them ready for the day.  I suppose most people wake up a couple of hours later than I do.  But, even I am not ready to hear a knock on my door at 8 am.

Recently, one of my listings expired, and I relisted it  a couple of days later.  Naturally, my sellers received a number of letters and phone calls from agents who prospect expireds while the home was off the market.  That’s fair game.  But, what I don’t understand is that the calls continued for another 10 days.  And, even an 8am visit 6 days after the home was relisted.  That’s unacceptable!   I am not worried about my sellers’ loyalty at all.  However, they should not be bothered by other agents trying to list the home.  Why don’t these agents bring buyers?  Then we could do business.

Bottom line:  if you prospect expireds, check the MLS on the day of your call!

Good point....I am learning that many times the best expired is one that expired 3-6 months ago...and was not re-lsited...I have never pursued expireds but am amazed at the stories I hear from agents....they start calling at 7 am and say that no one is upset.....I don't know that even if I am already back from the gym at that point if I would like a phone call or a visit that early....and certainly not after I had re-listed a property!    yikes!!!

We had an agent try to solicit the business while the listing was still listed, saying they could do a better deal if the seller would drop us.  There are some very unethical agents out there and some that just don't do their due diligence.

I always make sure I get my listing extensions in BEFORE the property expires!  That way my seller isn't bothered by the prospecting calls / visits.

Deborah - Early morning calls or visits are basically rude.  These days many people work split shifts.

June -Luckily, I haven't had that happen.  I suggested to my seller to write down the name if a call or visit takes place again.  I have no problem confronting that agent.

Richard - I sometimes cancel or expired listings if i need to bring attention to them, especially with a sizeable price reduction.  Sellers are OK with this strategy.
