That is actually a scary looking graph.  It does not look like things are changing for the better.

Actually, the median sales price in Arvada has been flattening the past couple months and as opposed to falling like it has since October 2009.  We are finding that numberous pockets of neighborhoods are very stable.  Although the median price overall has declined, what's encouraging is both the number of sales and the average price per square foot has been on the rise.  It just shows that the market is re-adjusting from the economic downfall of 2008 and 2009.  Time will only tell if this is going to be a lasting trend.

Do you have anyone who is relocating into the area?  If so, we'll keep them in the stable areas of town!
