So if you've been following this blog at all, you probably could guess that I'm a huge HGTV fan. Having watched many an episode of House Hunters, Property Virgins, and other shows that show people looking for their dream houses, on a budget (most of the time), I have come to a few conclusions. My first thought is sort of a "duh" point. Get your home inspected before you buy it! I continue to be amazed at the amount of people who buy a house, don't get it inspected, then 6 months later they are having to replace the roof, the hot water heater, etc.
My second thought is this- people don't know what they want until they see it. People come in with this long list of things that they want in an ideal home, then it happens...they fall in love with a place that doesn't have more than maybe one thing on their list, but something about it speaks to them. This is why I think it's okay to show homes that don't necessarily match up with a homebuyer's wish list. You've got to kind of feel them out and see who they are.
Third, I can not recall a single instance in which a family has said that they wished they bought one of the other homes that they saw. Go with the gut. Normally it's right! Buyers start second guessing themselves because of this or that, but the bottom line is, if you like a house, you like it, despite whatever isn't ideal about it.
Last, fine home furnishings don't make a house a home- the people in it do! That is what backs up my theory of people being happy six months down the road after they're settled. Once they've made it their own, most people are happy there.
Now, these thoughts are definitely not true in every situation. But, from what I've observed, they continue to prove themselves true over and over again.
