In this obvious buyers market, home sellers are often at a loss when they can’t sell. They get discouraged, they blame their neighbors for selling too low or short sales, they blame real estate agents, and anyone else who might be available.

I can relate. However, there is an alternative:sell it fast! Okay easier said than done, right? It might shock you to know how easy it can be to get your home under contract in less than 30 days! There are two major factors that must be addressed when wanting to be THE NEXT house to be SOLD!

First thing you must consider in the condition. Everything must function as it was intended. Fresh paint, newer flooring, overall a flawless home. If there are “issues” you are aware of get them fixed PRIOR to listing you home. Neutral paint is great, no hot pink or purples, just stick with plain old builder beige. Curb appeal is VERY important, make sure the landscaping is fresh, trimmed, and beautiful.

Okay, my house is looking great, now what?

The second issue that you must address is price! Yes I know you have heard it a million times but pricing a home right from day one is KEY! “But I need to build in some wiggle room so lets price it a little higher!” If you price your home for negotiation then negotiation is what you will get!

You need to be the lowest price home in your range, AND the best condition. These two items will get you SOLD! How do I know? REAL LIFE EXAMPLE: Seller listed at $135K and we had several showings, but no offers. Then he decides I want the 30 day price, sell it NOW! We lower the price $10K to $125,000 and within 3 days there are 4 competing offers on the table. Final sales price: $130,500 no seller paid closing costs.
