So What's Happening the Boston/MetroWest Needham, Massachusetts Real Estate Market

As part of a Nationwide survey I answered the 2 questions regarding Boston/MetroWest Needham, Massachusetts  Real Estate Market, as follows.

Question #1 -My market area is...Boston/MetroWest, Needham, Massachusetts -
Moderate - my phone is ringing occasionally, some sellers are selling and some buyers are buying

Question #2 - My Current Housing Market Conditions... 

Our sellers are reducing prices and buyers are buying

I spoke with 2 agents today at a training session and each had a different response.  The one from Sudbury said it has been so busy in her market.  The one from Stoughton was experiencing a quieter time in his market.  Real Estate is always local.

The way I see it in our area is that is still  a buyer's market.  Homes that are priced right go quickly but there is still too much inventory on the market.   Activity was up during the First Time Buyer's Tax Credit program but since April 30th I have seen a drop in activity.  Homes are still selling however.  The open houses have not had a lot of attendance from what I have heard from other agents. There are more homes being built by out of town builders.

We are all hearing about the Massachusetts market or the Boston area single family home and condo sales.  The word is sales climb for eighth consecutive month.  That is super!  Not across the board however.  To quote MLS " The greater Boston sales of detached single-famliy homes and condominiums each rose for an eighth consecutive month in April compared to the same month last year, while median selling prices for homes and condos increased 14 percent and 8 percent respectively during the past 12 months."
 

These trends show an increase list price compared over the week prior.

The average price per square is most defiinitely up over last year.  There has been a lot of activity during the last quarter.  Let's all stay positive...
