Pajama Parties???

An agent in my office was telling me about an upscale listing she has in a beautiful wooded setting outside of Middleton.  She said some buyers had looked at the home, loved it and made a special request.  They were willing to pay $200.00 per night and they wanted to spend a couple of nights in the house before possibly writing an offer.  The sellers easily and quickly agreed.  In the recent market, we know sellers are willing to do much more than they used to accommodate a potential buyers. The two of us were laughing as Jill said she now had an expanded job description: Pajama Party Organizer.  This went into the "now I have heard everything!" category.

However, as I mentioned this to a friend who sells resort and vacation properties, he said, "oh yeah-I have had that kind of a request quite a few times."  He went on to say that more than 50% of the people that are allowed to spend the night, end up buying the place.

Isn't this great?  Makes me want to set my imagination free and think of even more ideas to help get sellers and buyers together.  And not enough can ever be said of the value of networking with other realtors!

Cute idea Barbara!  I hope they bring their own pillows.  I'd hate to hear the owner's pillows were busted open during the pillow fight! :)

Kathy: Maybe this is a trend already!

Michael: Very cute thought!  The good old pillow fight but not really in that circumstance, as you mentioned!

Thanks for your comments Josh and Joe, Michael, Don and Gary!  I really appreciate all of them.

It is an interesting idea and it's great to start expanding upon new concepts, isn't it?

Hi Barbara ~ One of the TV stations - maybe HGTV - did a series based on this idea. The prospective buyers would pick the house they wanted to spend the night in and then decide whether or not it was the house for them.

We see requests like this one fairly often in our Madeline Island real estate market.  A prospective buyer asks to rent a place for a night or two prior to making an offer, or they may even make it a contingency that they stay in the home briefly.

In my experience it fairly often results in a sale.  And a motivated seller will usually not object to the idea.

Eric and Liz: Thanks to each of you for sharing.  Some things taken for granted by some are brand new for others. That is such a great benefit of being on ActiveRain.

Be aware that some people are just looking for a free night's stay at the expense of your seller.  It doesn't happen often, but I've run into a couple situations where this was most likely the case.

If they're unwilling to pay at least a modest amount for a night's stay, say $80-100, I'd be suspicious.

Could be a scam, then, too!  Cheaper than a hotel-geesh!
