"24 Hours Notice To Show Preferred"

My own home is currently on the market and what a grounding experience this has been so far. Every morning before I sit down at my computer I sweep up dog hair, vacuum the hardwoods (yes, vacuum), clear off what's accumulated on the kitchen counters since yesterday's showing, have my boys make their beds, vacuum all carpets, and go on my daily litter box ‘treasure hunt'. All-in-all, maybe one hour of my morning just correcting for the ‘damage' we've done since yesterday. But wait! I don't even have a showing scheduled today...why would I go through this?

I don't know how many times each week I call my sellers asking them for a showing sometime that same day. "Yes, I know you're at work, but they'd like to see it at 3:30. Can you make this happen?" Do I fault the agent making the showing request? Nope! Maybe their buyer just discovered that they had an early afternoon off work and they'd like to squeeze in a couple of homes. It's really none of my business at that point...my interests rest in getting that agent and their buyers in if possible.

I go through the motions every day so my home is ready to show if so requested. Of course I want enough notice to get home and get the dog out for the showing, but other than that, my home is ready to show almost any time.

Sellers often are told to have their home within two hours of being ‘show ready'. This is a good standard to go by. That is, of course, unless you're both away at work all day. If this is the case, you're home should be ‘show ready' as you're pulling out of the garage. Granted, there are exceptions, such as elderly relatives living with us, guests visiting from out of town or ‘day sleepers' due to odd work shifts. Otherwise, you should be following the two hour rule. Never should you tie your Realtor's hands with a "24 hours notice to show" requirement.

Sellers, rest assured that if you're priced correctly, your home has been prepared to show well and you're open & flexible for same-day-notice showings, then you'll have the Sale Pending sign in the front yard before you know it and you're packing for that much deserved move to your new home!

So true so true. Especially here we (the listing agents) have to be present at showings. It helps if the sellers can keep it tidy so we can be very time efficient.

Chris - I've been waiting for TWO DAYS for a listing agent response to show a $550k house that requires me to arrange with lister 24-hours advance notice. Make that almost 3 days. The home has been on the market for 111 days. There are times when I'm tempted to call the homeowner simply to ask if these two data points might be related. Give me a break!

People who think they need 24 hours notice do not want a fast contract.  Drives me crazy.  I know there are exceptions but come on people, do you really want to sell or not?

I have never been comfortable with the phrase "24 hours to show" and I won't allow my sellers that kind of lead time.  If a home is for sale in this market, it should be ready to show when buyers are available, period.

Too often a home requiring that 24 hours will never even be considered because the buyer has too many choices and let's face it...Realtors are not going to schedule a 2nd day if they don't have to...and especially for 1 home.

I don't allow my buyers to view a home unless we give 24 hours notice, with the exception of out of town folks and vacant homes of course. I also require 24 hours notice on all my listings. Why would you not want the house in it's best condition when showing? It sells the house better, makes for a better showing with your buyer and will ultimately lead to more sales. WIN/WIN for everyone.

24 hours preffered? No 24 hours a MUST.

Why would you want to throw a potential sale because of a non 24hr notice?

Buyers are slim for non REO properties in this market. You need to be ready now or say good bye to a potential buyer. Buyers want you to work with their busy schedules, not the homeowners.

Out of town, or in town, you need to be ready now! There are too many deals out there for your home not to be ready on a short notice. After all, bank homes are empty and can be seen 24/7.

Chris- I think you are right on the money! If you want the home sold it might be excruciating for a few weeks but then hopefully done and over with, versus dragging it out for months because not everyone fits into your schedule. I find the first few weeks is your best opportunity to sell a home fast if priced right and shows beautifully. During that time I want my listings to be able to be shown close to immediately---- I understand that this is not always possible but then I also let my sellers know the possible consequences of not making their home available....

Often times I don't even know what they want to see until I meet them in the morning. They usually bring a few they found last night along anyway even if you have called the 24 hour notices.

Excellent post!  I agree and feel the same.  I have called on the homes that want 24 hours notice before and gotten in the house in 2, but it is not that common.  I guys people don't want to sell their house that bad.  Their loss!

Chris - I completely agree with you. The only listings I take that require 24 hours notice are those with tenants in place.

It seems that most agree that advanced notice is a matter of courtesy and as much notice as possible is the best policy...that is, assuming you havethe option to do so. I expect to take listings in the future where the sellers need such notice, however I will do my best to keep that down to "prior day's notice" if I can't get them to be open to same-day notices. As buyer agents, we understand the importance of giving sellers as much notice as possible...and as listing agents, we understand it's our duty to prepare our sellers for those showings that 'can't wait'. Those sellers open to same-day-notice showings are guaranteed to have a wasted showing or two, but they'll come out better for the effort!

I can't even imagine someone requiring a 24 hour notice in this market .... they have to be insane!!!!

 

I have relo clients all the time who will pick out specific areas/homes and then while driving around they pick out something that doesn't even come close to their "list" and they buy it that weekend!

Great Post.  I actually do try and get some clients 24 hour notice, but that is mainly when they have little children to deal with as well.  I always call them and give them the option even if it is short notice.  I figure it is not my place to say no to a showing that could sell their house.

Yikes! I think if I ever sell my house I will just move out. I LIVE in my house, the thought of show ready prior to leaving home would be overwhelming. I guess I never thought of it from a sellers standpoint. Kudos for being a good seller.

I too have my house on the market and usually do the same sweep every morning like you do before I go to work.  Of course, as luck would have it, on Saturday I left a few things undone and figured it was okay because I didn't have any showings scheduled.  I ended up getting the call that they wanted to show it in an hour.  Luckily I was able to leave work and prep the house and be out of there in that time frame, but I will not miss the sweep again!
