Small HomeOlympia home buyers are now seeking out smaller homes, as downsizing seems to be the trend throughout the country.

In 2009, the average home was about 2,135 square feet, a drop from earlier in the decade when home sizes peaked at 2,300 square feet. Kermit Baker, chief economist for the American Institute of Architects, reports that most people want simpler homes and less space.

The 5,000-square-foot home with a bathroom large enough to party in is slowly becoming a thing of the past. People are not looking for mansions anymore.

Many are looking to cut back on housing size as a way to save money during these turbulent financial times. The days of wanting media rooms, a game room, or a fitness room are behind us now, as buyers are looking for rooms that can serve a dual purpose thus cutting back on overall expenses.

The typical American home today now consists of six rooms, three of which are bedrooms, with two or more bathrooms. More homes are now equipped with central air, dishwashers, and garbage disposals than in the past. Consumers are now looking to design their homes with comforts, instead of extra rooms.

A poll taken in 2009 showed that of the more than 76 million owner-occupied homes, 63 million were traditional detached, single-family residences. More people are now flocking to the suburbs rather than staying in the city as another way to save money.

I would definately agree.  I still have a lot of clients looking for 3,000 sized homes but most are thinking of 15 year loans and looking to reduce their overall debt.  Many are buying homes to take advantage of rates while benefiting from write offs.

But, in most cases, people are looking at the reduction of debt and staying in a home long term as well.

Everyone is afraid of the increase in energy prices and also concerned about the downturn.  Smaller homes are definately the trend.

The large  homes are already built and will consume energy for years.  But I imagine that the trend would be for new homes to be smaller.  Plus it makes sense with the economy and potential energy price increases that smaller homes would be more in demand.

Thanks for all your comments.  People need to come to terms with the fact that they really don't need so much space to live a great life. It's America, so people can always buy as much home they can afford but many people are reassessing their needs.
