I recently sat down with one of our sellers and we discussed in detail writing a "story" of their home. Every home has a story to tell. What do I mean by that? After many years in this business, I have learned that every home is unique in some way but there are times when you will run across a home that is truly one of a kind.

As our sellers sat in my office I asked them what did they think would be the main reason why a buyer would buy their home. They agreed with me that it was the "spectacular mountainview" that their home had to offer a buyer. We all agreed that no one would be able to buy a home in their area with "the view" that their home offered because there were no other lots in their subdivision for sale with such a grandeur view. Then we all agreed that the second "unique" feature available to a buyer of their home was the detached three car garage that they had built on their "oversized" lot.

What do we as listing agents do when we have a home that may appear to be a undesirable feature to most buyers like a three car detached garage? Especially in a community where you don't find three car detached garages. As the listing company for the seller our job is to market that home the best way we can, right? So I tell the seller the best way to market their home is to "bring to the front" the "unique" features of their home. That is their story. As we have found, most buyers don't find any "practical use" for a three car detached garage. So we need to target our marketing to attract only the few buyers that are looking for a home with a "spectacular mountainview" and a "three car detached garage."

Now you know what that means. Less activity and maybe a longer listing time! So you might ask, why would we want to market a home in a manner that will bring less activity? Well, when we do this we direct our marketing specifically towards the person who really is interested in the "uniqueness" of the house we have listed. This means less frustration for our seller by not putting them through the roller coaster ride of people looking and no offers. It also means that buyers won't be dissappointed when they see the three car detached garage they weren't planning in their home budget. Less confusion and better results.
