Real Estate Statistics

Monthly Sales were 72 units. Comparison to last month:  Decreased 4% from 75 units.  Comparison to this month last year: Decreased 40% from 121 Units.

Average Sold Price was $204,896.  Comparison to last month:  Decreased 5% from $216,581.  Comparison to this month last year: Decreased 7% from $191,622.

Current Inventory is 9.91 months.  Comparison to last month:  Increased from 9.53 months.  Comparison to this month last year: Increased from 5.12 months.

Average Days on Market were 97.  Comparison to last month:  Increased from 88 days.  Comparison to this month last year: Increased from 83 days.

So what do all these numbers mean?   

The decrease in volume we saw this past month is not extraordinarily alarming to me. Again, we are coming out of a medicated market. September is historically slow due to school starting in August. Average sales prices were down and I still attribute that to the onslaught of first time homebuyers we saw. Compared with the rest of the country, Ascension Parish has fared very well during these tough economic times. My prediction is that we will continue to see slow movement through the winter months and will greet the spring with a flurry of activity.

These stats are for areas 90, 91 & 92 in Ascension Parish. Information used from Greater Baton Rouge MLS.  They include only single family dwellings.  Mobile home and land sales are not part of these numbers.  If you would like information on either of these, feel free to let me know.
