Buying a Home in Leesburg, Virginia - What Do I Need to Know?

If you're in the market for a home in Leesburg, Virginia you're in one of the most diverse and affordable areas in a county (Loudoun) that typically ranks as #1 in income per captia year over year.

As you build your homebuying strategy, prioritize the few key factors are most critical to your family's lifestyle.  Having these in place will help get your home search started in the right direction.

Location - is it important to be near the water?  The Potomac River and Goose Creek run against communities like River Creek and Lansdowne on the Potomac.

Do you need a larger lot for the kids to play soccer?  There are about 20 communities within Leesburg that offer lot sizes of an acre plus to accomodate your children's activities or future swimming pool.

Is golf a necessity to maintain balance in your life?  Several public and private courses will be calling your name to the greens.  Feel free to pop into the business offices of any one of them to get a feel for "fit" to your lifestyle and personality - including Raspberry Falls Golf and Hunt, Westpark Golf Club, Goose Creek Golf Club, The Golf Club at Lansdowne Resort and River Creek Country Club.

Schools - although real estate professionals are not permitted to comment on the perceived quality of any particular school - Leesburg features some of the more highly rated public school systems in Northern Virginia.  For more information about schools in a particular area of interest, I recommend researching Greatschools.org.

Conveniences - from nationally recognized luxury brands to independently operated boutiques, you just can't get more conveiences within a few minutes' drive from home - unless you're in DC or Tyson's Corner!  The communities of Leesburg offer a wide variety of grocery brands like Wegman's, Harris Teeter, Giant, Safeway, Bloom and Shopper's Warehouse.  The hundreds of shops located within Leesburg Corner Premium Outlets are centrally located to 20176.

Bargains Galore - many communities in Leesburg developed significantly during the housing boom that ran from 2002-2007

Conversely, due to several economic factors we're all too familiar with, prices have returned largely to "pre-peak" levels.  Combined with today's historically low interest rates, deals too good to pass up are plentiful in Leesburg.

With a little elbow grease and TLC, there are a few distressed property types today's real estate market offers that can make a previously neglected property a warm, welcoming home for a new family. These include REO/Foreclosed, Short Sales and Approved Short Sales.

New Construction - several new communities are wading the economic storm by continuing to build "to suit" while also offering turnkey "spec" homes ready for immediate ownership.

A few to note in NW 20176 are at the most remote (Route 15N) Village Green by Beazer.  Closer to the heart of the Town of Leesburg is Cookes Crossing by DR Horton, the resurgance of Historic Selma Estates and Raspberry Falls by K Hovanian.

For the more discerning homeowner, luxury in the openness and serenity of the country can be found at Beacon Hill, Catoctin Springs by Weatherburne, Grenata Preserve, Creighton Farms and the Estates at Creighton Farms - all boasting the most breathtaking construction on multi-acre lots to "take you away" from it all...every day.

In SE 20175, you will find charming communities nestled in heavily wooded areas such as Courtland Rural Village by Ryan Homes, Greene Mill Preserve by Stanley Martin Homes, Park Meadows by Basheer and Edgemoore, Raspberry Falls and Red Cedar by Pulte

As a current resident of Leesburg, I can personally attest to a lifestyle that blends the feeling of being in the country with the "metro" flavor of neighboring Washington DC.

Whether your passion is for horses...wine and fine dining, golf or a friendly, active Homeowner's Association...chances are the communities of Leesburg have it to offer your family!
