Obtaining Financing

Applying for, and obtaining financing is THE biggest part of trying to buy a home. Whether it's new construction, or your second home, or especially if it's your first home-- Here is a list that should outline the supporting documentation you'll need to gather when applying for financing.
* 2 most recent pay stubs (need one full month of paystubs)
* 2009 and 2010 W-2's
* 2009 and 2010 Federal Tax Returns
* Most recent 401K, stocks, or IRA statements (all pages)
* 2 months bank statements
*Letter of explanation for all deposits that ae not income related--along with copies of checks showing where the funds came from
* Letter of explanation for all inquiries on the credit report
* Name and phone # of person to verify employment
* If currently renting home from a management company: will need the name and phone # for that company
* If currently renting from an individual: you might need 12 months cancelled checks or 12 months bank statements to prove that rent was paid on time for a 12 month period
* Copy of Drivers License
Is this an all inclusive list?
No.
With new stringent lender guidlines it seems the process gets longer and more involved, daily.
