But the house doesn't have any flooring!

OK, so we all know that I'm fairly new to the Real Estate industry.  I'm approaching my 1 year mark and, I'll admit it, I don't have all the answers.  But what a great forum to get some of those answers!

FABULOUS LISTING:  Well... it WOULD be fabulous if it just had flooring!  That's right:  NO flooring.  I'll spare you the horrid details and sum it up.  It's a friend of the family and they can't afford to finish the remodel.  Of course, the catch is that he wants full price.  And no, I'm NOT an idiot.  I showed them the comps... I gave them the gruesome reality that we can't get what they want for the house.... and yet I find them coming back to me asking what we need to do to sell the house?  Heck... I even found some inexpensive FREE carpet that we could get installed in the bedrooms/halls with very minimal cost.  The response?  "I don't know... kinda got my hands full right now.  Don't have anywhere to store it and sure don't have the money to install it".

(Insert loud scream here)

So - I'm looking for advice.  What would you do?  Do you realize that your friend isn't making wise choices and just hope to pick up some buyers off of the sign/advertising?  Do you tell them you want to cancel the listing and risk the friendship?  Or do you continue on the same path of weekly reminders that the house needs flooring and/or a significant price reduction in order to sell?

Let's get you moving!

Tough call, especially when your client is a friend.  Are they will to allow for a carpet allowance?  If not, all you can do is continue to market the property and let the offers, if there are any, provide the proof to the sellers that they are asking more than the market is willing to give.  Best of luck and keep us posted on the results!

I was going to respond the same as Calvin about a carpet allowance.  If they aren't willing to do that,. I'm afraid there really is nothing else you really can do.
