Des Moines metro area home sales continued their downward slide in November according to newly released sales figures. November's unit sales of 504 units were below October's 522 units sold. Sales in general tend to fall towards the end of the year only to pick up again in the spring. However unit sales were -42.4% below November 2009 or almost half of the number logged last year. Not to sound like a broken record or anything but last November did represent a period where tax credits skewed the market with incentives.
The postive news was that prices notched month to month gains with November's average prices rising 7% piggybacking on October's gains of 5.6% from the prior year. The average sales price in November was $166,198 compared with $158,079 in October. Tempering the optimism though were days on market, or DOM figures which rose from 109 days in October to 118 in November. November's gain represented an increase of 32.6% from the year prior. There were 5,450 homes for sale in November, 198 fewer than in October and 35 fewer than a year earlier.
So in summary, prices increased, days on market shot up and inventory available fell along with unit sales.
Some other stats from November:
- The active category for sales was for homes priced $100,000 to $250,000 with 291 units sold.
- 18 homes sold priced $400,000 and up.
- Three bedrooms represented 217 sales across the board.
- Cash sales accounted for 101 units.
- Conventional accounted for 217 sales.
- FHA accounted for 159 units.
- There were 15 VA financing sales.
- New construction accounted for 90 units sold.
I think we're all eagerly awaiting figures from a "normal market" or that which has not been skewed by federal tax credits, which we won't see until after June 2011.
