HOW TO BUY THE PERFECT HOME
Did I get your attention? Every person dreams of owning the “perfect” home. Whether it’s a country cottage with a white picket fence, or a condo in Manhattan, there’s a house out there for everyone.
But guess what? No House is Exactly Perfect
Many people make the fatal mistake of thinking that the perfect home has to be out there. For one reason or another, they keep putting off houses that would work well. Perhaps it has the wrong color paint, no sun porch, they wanted hardwood floors throughout, or some other reason that could easily be fixed.
So what do you do then?
Keep waiting for the perfect house to come on the market? Wait for that “perfect” house you saw online to come down to a price you can afford? Perhaps you think if you buy a piece of land you can build your dream home exactly like you want, for a lot less than anything that’s currently out there.
This costs you, the buyer, time and money. Even when building from the ground up, after you’ve moved in, there is always something that you wish you had done differently.
Now it’s time to be realistic.
As a Realtor who’s been helping buyers for many years, I’ve found one thing to be consistently true.
If the home meets 90% of all of your expectations and needs, make an offer!
So what are the most important facts to consider?
Always Speak to a Lender Before Starting Your Search
I can give you lender information and set up a ten minute telephone conversation that lets you know how much home you can afford: payments, down payment, closing costs, and what fits your budget.
Location Location Location!
Is your new address so far away from your means of paying the mortgage that you never enjoy it? Don’t spend all your valuable time driving just to save $20- $30 a month. You spend it in the end on gas anyway.
Don’t Let $10,000 Stand in Your Way
Do you realize that over a 30-year mortgage $10,000 will increase your payments by an average of only $60- 70 a month? (Less with today’s lower interest rates!) This could mean the difference between driving time and your children’s education.
Never be Married to Your New Address
Don’t stretch yourself financially so that all you can do is pay the mortgage. You need to plan for unexpected expenses, and a night or two out of the house too!
Always ask for a home inspection
Whether is it brand new or slightly used, you need to know if problems exist and have them corrected by the seller before moving in.
Be Up Front and Honest with Your Realtor.
The only way that any Realtor can do their job correctly is to have honesty from you, the buyer.
Stop Looking for the Deal of the Century!
Remember, above all else, -You get what you pay for!
The goal is to find a house that you can live in, not just dream of a home.
