"Hey Fulton, how's the market in Forest Lakes right now?"

Gotta' be the number one question I hear as I'm out and about.

Currently, January 29th, 2011, there are 16 properties for sale in Forest Lakes, 13 of which are single family, detached homes. Prices range from $249,900 to $500,000 (for the single families).

Average sales price =$379,854

Average days on market = 133 

Average price per square foot = $145

Since October, 2010, to now, 10 detached single family homes have sold in Forest Lakes.

Average days on market = 109

Average price = $346,600

Average price per sq foot = $139

Analysis:  Higher prices and a still sluggish economy are increasing market times everywhere, including the ever popular Forest Lakes.

The difference between listed and sold price for the period from October 1st of last year 'til now in Forest Lakes = -(3.8%)

In that same time period, within 10 miles of Forest Lakes this was -(6.1%)--almost double.

So, even though the market is slow all around us, Forest Lakes is maintaining its draw and keeping its values better than the surrounding area.

Why?  Because of its self contained school system and a list of well maintained and pro-actively managed facilities ranging from pools, trails, gym, playgrounds, and sporting fields.
