Villa Tuscany is free from Homeowner Association dues, but the annual property tax bill does support a Facilities Management District - which provides via City contract for the maintenance of the common areas, streets and park.  There are only two access routes to Villa Tuscany, one to the west from Maranatha Drive and the other to the south from Inspiration Drive.

Lodi Unified School District serves this subdivision; the area is also close to Highway 99 (making it an easy commute access corridor to both the Sacramento area and via the "Cross-town Freeway" just minutes away from the Highway 5 commute corridor to the Bay Area.

Came across your site tonight.  Just signed a lease for a house on Chianti.  Hopefully, in a few years I can connect with you to purchase one in this area.  We have to wait atleast 3 years from what I am told!  Nice site though!!!

Patrick - It's a great "affordable" neighborhood - an at the moment nearly as undervalued as Weston Ranch.  These homes should be selling in the same range as Spanos West - mid-$200s.
