FAQ #1 for Sellers: How Will I Know that an Agent Showed My Home Today?

Prior to listing a home, I give my sellers a checklist of how showings will be handled.  We will discuss the person that should be called for access along with all the numbers where they can be reached, we will create a plan of how we are going to prepare for showings, and we will determine how much time is needed to remove pets or children from the home. 

In addition, I give my sellers the phone number for the showing desk to return calls to confirm showings.  If the showing is with an agent from Skogman Realty, the buyer's agent will call to schedule their own showings.  If it is an agent from another company, the call will be made by someone that identifies themselves as the Skogman Showing Desk. 

Once the showing has been confirmed by the seller, I will receive an email with the date, time, agent, company and contact phone number.  So there is no need to call and tell me about a showing, I know right after you do!  It is a great system and it also allows for feedback to be automatically be requested as well.

So the question is:  How will I know that an agent showed my home today?

Once you have prepared your home for the showing time, by turning on the lights in all rooms and opening up all of the draperies and blinds, you will be sure to be gone 15 minutes prior to the showing time and not return until 15 minutes after the showing time.  Why?  Just in case the agent is running ahead or behind, you will be out of the way and the buyers will feel like they have more than enough time to fully view your home rather than rushing through it because you are in the driveway waiting.

Sometimes, agents that show your home will not shut off the lights for you after they view a home.  Sometimes they will forget to leave a business card or show any sign that anyone has been there.  Even though you cannot tell whether the showing happened....I know whether or not anyone accessed the lockbox to your home.  Because I use a Supra secure lockbox, every time that an agent accesses the key to your home, I am sent an email with the agent's information and the time that they were there.  This will tell me that they were there during the time that they requested.  No worries!

Relax and know that if the showing does not happen, I will call the agent to find out if the buyer would like to reschedule.  Sometimes, the agent got too far behind in a day of showings and the buyers found a home that they truly loved, other times, the agent might have been lost and not able to make it to the showing window.  Either way, we will always know if someone has been in your home.  Call me today for a free home consultation to tell you what your home is worth in today's market!

You'll know they were there is the door got left open, two neighbors cats cruised in and leaves or snow depending on where you are blew in. Hate it when that happens and if not there to show, double back to make sure all is well on empty places.

@Andrew-On vacant homes, I always go over prior to the showing and turn on all the lights for the showing and then go back to make sure that the lights are off and it is all locked up.  No point in having a buyer stumble into a mess!  Thank you for reading.

@Michael-I am a member of 2 different MLS systems, and one of them does not ALLOW a business card to be left behind as it is a violation of the MLS rules.  It is considered a solicitation of the listing.  I program my lockboxes with the property address so that I receive an email whenever the key is accessed.  Showing feedback is sometimes hit and miss, but we try to request it every time within an hour of the showing through email and then by phone within 24 hours.  Not all agents choose to leave feedback.
