FAQ #17 for Buyers: When Will We Perform the Final Inspection?

The final inspection is one of the most important contingencies of the purchase agreement for the buyers.  This is what assures the buyer that the house is in the same, or better, condition as it was upon the date of the offer.  The final inspection is your opportunity to view the home after the seller has moved all their belongings out of the home so that you can see all the walls where the furniture was and anything else that you may have missed during the inspection.

So the question is:  When will we perform the final inspection?

The final inspection is addressed in the purchase agreement in very general terms, so as you remember, we were very specific in our additional provisions allowing the final inspection to be a minimum of 2 days prior to settlement. 

We ask for this timeframe so that we can ask the inspector to join us for the final inspection to insure that the requested repairs were performed.

We also want to make sure that the included appliances are all in working condition and they are still there.  Believe it or not, I have had sellers replace the appliances with other older ones prior to closing!  Luckily, we have photos of the appliances included and by performing the inspection a few days early, we can make sure that they are correctly changed back.

Please understand that most sellers will not be completely out of the house at this point, but most things should be removed and/or packed.  We will make a quick run through the property an hour before closing just to make sure that everything is cleaned out including the garbage!

Don't skip the final inspection!  It is very important that you are both there to make sure that everything is in working order and it is in the same condition as it was at the point of the offer.  If you waive your opportunity to view the home prior to closing, you cannot hold the seller responsible for the condition later on.  I will not perform this inspection in your place, it is just too important to miss this final contingency!

Thanks for reading Michelle.  I think that we call them final inspections to stress their importance as the last contingency that is released at the closing table.

"I will not perform this inspection in your place,"  Bravo Karen.  It is much to important to overlook this final and very important step.  I have only heard of stories where sellers have moved out items that were negotiated "into" the contract.

@Charita-I think that they need to look at everything and make sure that it is okay to sign that final inspection release.  I just would not feel right if they waived that contingency and then one of the appliances was missing or not working properly.

Karen, You are so right about not doing the final inspection for the buyer. I will not do it either. They buyer has got to be the one to do this. I will not take the responsibility or the liability.
