Buyer's Agent - Some Things You May Not Know!

I've found that a lot of people think that when it's time to buy a new home, they are on their own.  They drive around, pick up flyers, and call the agent who has a sign in front of a home they might be interested in.  Or they search, and search, and search on the internet trying to find that perfect home.

There is a better and easier answer, though.  And, best of all, it is FREE to the buyer!  The answer is to get with a full service Realtor.  Commissions that get paid to the Realtor are paid by the seller.  You can choose to use the seller's agent, realizing that this agent is working primarily for the seller.  But, it may very well be in your best interests to have your own Realtor - someone who will look out for you.  The commission that the seller pays is the same, whether you have your own Realtor or not.

Also, if you have your own Realtor, they have more powerful search tools that allow you to specify much more detailed criteria than you could on any publicly available websites for searching properties.  This can save you a tremendous amount of time, because you don't have to sift through dozens of properties that don't fit your needs and desires.

A full service Realtor will work with you throughout the home buying process.  First, they will meet with you and determine your needs, and will help you to get "pre-qualified" for a loan to help narrow down your price range.  Then, they will research available homes and provide you with those that meet your criteria.  When you find one that you want to buy, they will handle the negotiations for you, with all the necessary legal contracts and forms.  Once your offer has been accepted by the seller, your full service Realtor will assist you in scheduling the home inspection, appraisals, and necessary title work.  Finally, they will be with you at closing, as you are signing all those documents to purchase that new home!
