Joe, even though we know all real is local when it comes to the market, it is global when it comes to marketing. Your post is right on target, especially the section about homes that did not sell. Price is a key component and so is marketing reach.

Thank you Emily. I like to tell my agents that a property priced perfectly (that nobody knows about) most likely isn't going to sell, just like a property poorly priced (that everybody knows about) won't sell. It's about great marketing reach with a great product to sell.
