Hiddenbrooke Short Sales do happen and if you are underwater and need advice, please be sure and ask about the HAFA program. Last week I attended a conference where Bank of America, Chase, and Wells Fargo presented information about short sales and REOS (foreclosed homes). The banks and the companies that service your loans are gearing up for more short sales. IF they said it once, they said it twice, they would rather do a short sale than foreclose. There are so many distressed homeowners who just give up and do not ask for help or options. Please do not be like that! Hiddenbrooke Short Realtors can help you.
Many Real Estate Agents shy away from helping their client when it comes to buying or selling a home for less that what may be owed on it. Frankly, that is fine with me, as my business partner and I love short sales. It is not for the faint of heart from any side of the transaction. But we like to tackle the tough stuff! We have patience and as my business partner will tell clients "we are not going anywhere.....this is a full time job for us and we will be here years from now cuz it is what we do!"
HAFA (Homes Affordable Foreclosure Alternatives) went into place last April 2010. For Fannie Mae and Freddie Mac loans, their program went into place last August. Like anything else, patience is a virtue with HAFA Short Sales. Many of us who concentrate on short sales just got the hang of a traditional short sale, when the government came out with a HAFA program that lenders could opt into. The program is finally gaining some momentum. We just got a foreclosure postponed at the last minute (2-4-2011) by having our client apply for HAFA. They got accepted, foreclosure postponed, and relocation money! Another client called and said the bank sent me a request about HAFA, "but I don't think I qualify"......I said let the bank make that determination. Still another client went through the HAFA program before we put the home on the market, got approved and will get relocation money when we sell the home.
We do encourage our clients to understand what a HAFA Short Sale in Hiddenbrooke may mean to them. Items include debt forgiveness, relocation money to help move, and postponing a foreclosure...all part of the HAFA Program. There are many facets to a short sale and it is imperative you speak with an experienced Realtor who can explain your options. It is very important to talk with your tax adviser and an attorney, too. As a Realtor, what we do best is sell your home quickly and for the highest dollar the market will bear. As a Hiddenbrooke Short Sale Realtor, we advise and counsel you confidentially and with no judgment to your situation. Our job is to insure you are armed with the information necessary to help you make one of the most important decisions in your life.
Hiddenbrooke Short Sales-Make sure you ask about HAFA! Don't assume you cannot do this.
