What a week-end!  Out shopping with some Buyers and everyone one of the units that I showed was basicaly sold before I arrived and BOY what a surprise when one of the townhouses was occupied.

So, I arrive with my Buyers, these are investors and looking to purchase one or two units per year.  As per usual, I ring the doorbell, open the lockbox, get the key and unlock the door.  As we enter, I yell out "HELLO - Anyone home?" No answer.  So we start with the main floor - all looks good, nice flooring, very clean and a good sized back yard.  My clients are impressed.  We go downstairs - lovely TV/play area and a laundry room.  The furnace and hot water tank have recently been changed.  Still looking very interesting.  So off we go to the 2nd floor to view the bedrooms and yes, one of the doors was kinda closed.  We walk in and VOILA one of the owners is sound asleep.  We nearly all had a cardiac arrest.  We promptly backed out and left the house.

After laughing and getting over our shock, I called the listing agent and told her that we had received a confirmation for the showing and were the owners not aware of the showing.  She said - that the unit was sold the night before and she had forgotten to call the showing agents with the information.

I was not impressed.  A courtesy call would have been greatly appreciated - even an all page to all showing agents.

Hi Irene,

yes that is a big OOPs, and frustrating when agents forget to do their job, and think that once a sael is signed everyelse is not that important.

I recall one day in 1987, being on office tour looking at that weeks new listings when about 25 agents walked in to a home Not our listing) where the seller where have a "celebration" of their own at the time, and we all blushed, turned around and walked out.....

For some reason that listing got cancelled ;0)
