The Henderson Estates Edmonton real estate average sale price per square foot for single family detached homes was stronger than the Edmonton average for most of 2009 and into 2010.  The Henderson Estates average selling price per square foot started to fall off in the 3rd quarter of 2010 and underperformed in relation to the Edmonton average sold price per square foot.  The beginning of 2011 has been weaker for Henderson Estates, as it was in the first quarter of 2009.  These numbers have to be taken with a grain of salt, as the 2011 data of January and February are based on only two homes that have sold in Henderson Estates.
