As stated in a previous companion blog What's in a yard sign? I tend to have quite a few condominiums and coops for listings. Although I have houses as well, condos represent a specific problem. One unit can look like a million other units if you are not careful. The last thing you want is for the buyer to remember the unit as one giant YAWN!
Flyers need good photos...
So in this case - flyers for buyers are left in the unit as something they can take away with them and remind them of what made the unit I am listing so "special." In general that means photos! Good photos which display the units best and most unique features. One buyer told me that after a day of hunting - it was the photo in the brochure cover that I have posted that won her over to the unit. She had been in and out of so many that they started to blur. But the brochure reminded her how much she liked that unit. Two days later she made an offer.
Going beyond the flyers to the next level…
But there are just so many photos you can include on a flyer. So for each listing I buy a domain name and put up a post with MORE photos and a link to still more photos on Picassa. The page also includes a video and a map of the area, if relevant a walk score tile and a short blog about the immediate area including stores restaurants and general lifestyle. I also have a small section for the cost of living including things like taxes and mortgage payments at prevailing interest rates. The page is very complete and is one-stop shopping for that listing. I have now added a QR code on the flyer that leads to the site. This way - the public can access the page and all the other photos linked to the page in any way they choose.

The pictures on the flyer are a good idea. Smart thinking on the QR code, too. You can track that and learn how to improve things for next time, too.
Really nice Ruthmarie, I didn't know about the contest until I just read your post. So I just entered but I can't do one about signs since there is no place for them in apartment buildings.

Hi Mitchell - I almost missed it too. I do some houses so I have a sign post out there. But basically I try to do the same thing with the sign that I do with the flier. I don't use flier boxes - we get too much rain and they end up drenched and all over the place. I don't want people to think of me and my marketing from sodden fliers along the road or on a lawn.

Thanks Sharon - I try to make the web page complete and informative. People really like my posts on listings - and the flyer directs them to the web page.
The page is added to my blog/website - But the purchase of the domain name that I redirect is $7-9.
