Want Your Baldwin Home to Sell? Make it Move-In Ready

Home RepairIt's so frustrating. The house has been months on the market, but it's still not selling. To learn the remedy, take a good long look around your Baldwin home.  According to Realty Times there's a good chance your "as is" home may need some fixing up, since a recent study found that 87 percent of buyers want a move-in ready home.

Real estate agents concur that the fixed-up home sells faster and for more money. It's been shown that contractor work of around $40,000 adds more than $100,000 to a home's asking price. While you may not need or want to spend this much, any effort you put in can pay off.

Unless they're extremely outdated, you don't need to renovate a kitchen or bath to make the sale. You may not get back what you spend and buyers may not like what you've done. Consider fixing basic things like leaky pipes, worn ceilings, broken windows, and old roofs or driveways. Even easier, rip up old carpets and do some indoor and outdoor painting.  Any of these will make buyers sit up and take notice.

First-time buyers often don't have the extra money for repairs, so they shy away from having to fix up before they can move in. Sometimes they're leaving a lovely apartment or rental home, and that's what they want in their new home. Making repairs is not part of their framework.

Clutter will also send potential buyers running. Move larger items out of the house and into storage. This helps buyers to see the size of the room and visualize what they can do with it, which can lead to their wanting to buy.

It may seem counter-intuitive to spend money on a house that you're selling, but fixing up even a few things adds value and shortens the home's time on the market. It's worth considering, especially if few (or no) buyers are ringing your doorbell.
