Here’s a situation we see all the time. After looking at a ton of homes, a buyer finally finds one they really like. I mean they just love everything about it. Instead of writing an offer though, they decide to wait and end up losing out on the home. We would hate for this to happen to you, so hopefully the following post will give you some sound advice.
THIS ALMOST HAPPENED TO ME
When my wife Amy and I bought our current home 10 years ago, we knew from the moment we walked in that it was the perfect home for us. However, being the conservative person that I am, I didn’t want to write an offer right away. I usually take my time making major decisions and wanted to wait a few days. I also knew the home had been on the market for a while and assumed it would still be available.
Amy, on the other hand, insisted that we write an offer immediately as she didn’t want to lose the home. After much debate, I decided to give in and listen to my wife's instincts. It turns out that had we not acted as quickly as we did, we would have lost the home as another offer came in less than an hour after ours was accepted. We absolutely love our home and have made great friends throughout our neighborhood. We couldn’t imagine what our life would be like had we not bought this home.
FEAR CAUSES INACTION
Most buyers approach the home buying process in a similar fashion. They look at all the homes in their price range and identify the nicest one. They are convinced that particular home is the best and by far offers the most value based on the price. But instead of moving forward, they wait, just like I wanted to do, and often lose out. So why does this happen?
We believe fear plays a huge factor, and understandably so. Buying a home is a major commitment, one not to be taken lightly. Buyers don’t want to make a wrong decision and some, like me, prefer to take their time and not rush into anything. The problem with this is that other buyers are looking at the exact same homes and if you find one you like, your competition will probably feel the same way.
HERE’S SOME HELPFUL ADVICE
If you find a home you really like, ask yourself this question: how would you feel if someone else bought that home?
If you are ok with that, then it probably isn't the right home for you. However, if the thought of someone else buying that home would greatly upset you, then you need to immediately write an offer, regardless of how long it's been on the market.
