Here’s a situation we see all the time. After looking at a ton of homes, a buyer finally finds one they really like. I mean they just love everything about it. Instead of writing an offer though, they decide to wait and end up losing out on the home. We would hate for this to happen to you, so hopefully the following post will give you some sound advice.

THIS ALMOST HAPPENED TO ME

When my wife Amy and I bought our current home 10 years ago, we knew from the moment we walked in that it was the perfect home for us. However, being the conservative person that I am, I didn’t want to write an offer right away. I usually take my time making major decisions and wanted to wait a few days. I also knew the home had been on the market for a while and assumed it would still be available.

Amy, on the other hand, insisted that we write an offer immediately as she didn’t want to lose the home. After much debate, I decided to give in and listen to my wife's instincts.  It turns out that had we not acted as quickly as we did, we would have lost the home as another offer came in less than an hour after ours was accepted. We absolutely love our home and have made great friends throughout our neighborhood. We couldn’t imagine what our life would be like had we not bought this home.

FEAR CAUSES INACTION

Most buyers approach the home buying process in a similar fashion. They look at all the homes in their price range and identify the nicest one. They are convinced that particular home is the best and by far offers the most value based on the price. But instead of moving forward, they wait, just like I wanted to do, and often lose out.  So why does this happen?

We believe fear plays a huge factor, and understandably so. Buying a home is a major commitment, one not to be taken lightly. Buyers don’t want to make a wrong decision and some, like me, prefer to take their time and not rush into anything. The problem with this is that other buyers are looking at the exact same homes and if you find one you like, your competition will probably feel the same way.

HERE’S SOME HELPFUL ADVICE

If you find a home you really like, ask yourself this questionhow would you feel if  someone else bought that home?

If you are ok with that, then it probably isn't the right home for you. However, if the thought of someone else buying that home would greatly upset you, then you need to immediately write an offer, regardless of how long it's been on the market.

If you are seriously looking to buy a home, and find one that you absolutely love,  I’ll leave you with a famous quote: “ he who hesitates is lost".  - source unknown

I have clients right now that are ddrrraaaagggggging their feet.  They have been "getting the house ready to put on the market" for three months.  This is not a luxury home, lol... we're talking about a $200,000 home in the city that has about 1500 square feet.  I know that they are doing this, albeit subconsciously, because it means they will be faced with another decision --> what to buy next!  I just keep taking deep breaths, as the Spring market is gone and now we're headed into summer.

Dan and Amy, we see this happens to many buyers, too.  I think some buyers take "buyer's market" literally, and think the house will still be there when they are ready to make an offer.  It's too late sometimes...........

Dan and Amy....I couldn't have said it better myself!  I realize it's a big decision but if you are looking at homes, you've already made the decision to buy....now the question is just which one!

Virginia - I don't get it when people drag their feet. I am the type of person who "goes for it" once I get something in my mind. I guess we do have to have some patience because not everyone is motivated.

Oh my gosh, Dan!  I wish I had had this post to share with a client today!  They were experiencing the same thing and when we went back in for the third time, the wife saw ANOTHER agent's card on the table and freaked out!  "We HAVE to put in an Offer today!"  Like you, he succumbed but, after much time spent teetering on that proverbial fence, I might add.  Great post!

Dan & Amy,

I have had and have clients that tend to hesitate.  I have on situation where the wife is ready and willing and the husband is very hesitant.  And I mean VERY.  It seems that he is afraid that he will lose everything invested if the deal falls through.  It is our job to educate clients about the home buying process so that they know not all will be lost if the transaction doesn't work out for whatever reason.  You might say that we have to hold their hand.

So true! One of the local builders has a sign is his office that says something to the fact that : The house you are going home to think about is the same one another couple is coming back in to buy today!

Brigita - We have the same situation with a few of our buyers.  There is quite a bit of fear out there so patience is a must.

I think a lot of people feel they should think it over even if its for a night.  However, it can cause you to lose the house.

Kim - I agree and many seem to be just waiting for something better to come along.

Debe - I had this happen recently as well. We went in for a second showing and saw another agents card on the counter. The buyer then got a little nervous but wanted to wait a few days to think it over. By that time, the house was under contract and we never got a chance to make an offer.

Chuck - I totally understand wanting to take some time to think things over, especially when making such a major decision. But as you know, sometimes this causes people to lose out.
