In my area of Fairfield County, CT , twice a week we have Broker's Open House Tour. Similar to the well known Sunday Public Open Houses that realtors do for our listings for a couple of hours during the weekend, but the Broker Open House is usually during the weekday and business hours, usually hosted by the listing agent allowing the area's realtors to stop by and take a look at specific properties and maybe grab a quick bite of lunch. It's a mixed bag of opinions on whether one goes out for the open house tour or do you wait for a call from the buyer with their search criteria and go to the MLS to find the homes and show the properties at that point.
I've gotten a lot of differing opinions from agents...of course which we have many opinions. LOL! From agents that do not attend Brokers Tour, but preview the homes they will be showing a day or two prior to their appointment. To a couple of top and more "seasoned" agents that do not go on tour because "they know the house from many years ago when it was on the market". I personally was taught when I came into the business to attend the Brokers Tour, because you never know what changes and/or renovations the current homeowner may have made. In addition, I was also taught "How can you sell the market if you don't know the inventory. Having said that, I do attend the weekly tours when I am not out with clients. I truly believe it gives me the opportunity to view the property and ask the listing agents any questions I may have, network with the other agents about my current listings and get a current understanding of the competition for my Seller's properties.
