A common question I get when dealing with investors is how much do houses rent for here in Maricopa? Is it a worthy investment? Investors want to know if they should purchase a home and then fix/flip it. I usually send them data of what's been leased in the last couple of months. Here's an example of an email sent:
Rentals leased based on Subdivision in the past 2 months:
Homestead- 6
Senita-16
Cobblestone Farms-12
Rancho El Dorado-34

The pricing ranged mostly above $800/per month.
Homestead:
1261-1762 square ft= $750-$870
2,098sq ft=$875
Senita:
1533 square feet or less = $700-$795
1816-2000 square ft=$825-875
2200-2500 square ft=$900-$950
3000+square ft-$1050-$1495
Cobblestone Farms:
1500 square feet or less=$850-$950
1600 square feet or more=$925-$1100
around 2000 square feet=$1050-$1125
3200 +square feet= $1290-$1400
Rancho El Dorado:
1600 square feet or less=$700-800
2200 square feet or less=$950 or less
2200 square feet or more = $1000-$1295
The Villages:
