Since the big scare with foreclosures I have had many friends and acquaintance's question my desire to go into real estate at this time.  I have famliy in states where they were hit hard.  A cousin who has been busy doing appraisals, not for buying but for foreclosures.  Friends that bought high dollar homes in California and can't get out of them.  Some areas the housing prices rose and rose.  At some time this had to stop and the prices dropped.  They had too. 

What I try to emphasize to people in the Sioux City area (we are a tri-state city) is that this is Iowa, Nebraska and South Dakota.  I try and joke with them that they watch too much CNN and other news.  They watch the news and think that all hell has broke loose even here in the mid-west.  Interest rates are good, we have seen worse.  There are homes here in a wide range of prices.  In my opinion it is a buyers market here.  But!!!  You will not come up short if you are selling.  Areas where there were big increases in housing prices had bigger falls.  In the state of Iowa Sioux City is one of the most affordable to buy a home in.  The city is working to bring new businesses into the area and more jobs.  New restaurants, and shopping have increased.  If you don't want to live in the city there are great towns outside of Sioux City that have great neigborhoods and schools.
