If you want to sell a home, it must be "ready" to sell. These things do not need to be expensive, but will require some sweat. I am assuming that you have already done or have been advised to de-clutter the home or paint over that crazy color scheme in the kid's rooms,  so I will skip over those. Here are 5 simple things that make a huge difference:

  1. Just cleaning the doors and trim around the house. They get used and get dirty over time. It is probably time for some Formula 409.
  2. If you are taking light fixtures or fans with you, then put a light back up so that the buyer doesn't see a hole in the ceiling where a light should be. When they see holes, they discount their offer even more.
  3. Pull the weeds in the front AND BACK of the house. 
  4. Clean the windows inside and out. Windows today make this easier than it used to be, but it makes a huge difference visually.
  5. Pressure wash the house and deck area.

Buyers are coming in today with a discount attitude. Doing these simple things will at least make them work a little harder in justifying the offer they are making. You are trying to sell your home, make it harder on the buyer not yourself. It really is attention to the little things. As a buyer walks through the home the little things can easily add up to a project house, rather than a live-in ready comfortable home.
