Larry & Sheila, GREAT post, and SUGGEST! I always (joking) tell the sellers to please be out of the home during showings, as any GREAT Realtor can ask a few questions, and the seller will not realize they just got all the motivation! I tell sellers I have duct tape in my trunk --- just FOR THEM! LOL
Larry & Sheila - great post! This has been my Number 1 suggestion to sellers for many years - LEAVE HOME DURING A SHOWING! Potential buyers and the showing agent will often try to get information from sellers and the sellers, trying to be nice, often say just the right thing to make them run! I posted on this a while back saying that if at all possible the sellers should leave home. Good advise needs to be constantly put out. Nicely done.
I admit - if a seller is home, I'll probe a little bit. Sellers should not be home, or if they must be, then they should be out of sight with duct tape on their mouths!

L & S. It is slways so scary when the sellers talk to the buyers. They always seem to disclose information that is better left un-said.
Larry and Sheila, If at all possible...I always ask the Sellers to leave during a showing. Suggested.
Terrific post Larry and Sheila, how about "if you buy it I'll throw in the washer and dryer" being said as the buyers are leaving. Any presence by the seller at a showing even if they have duct tape on their mouth can make a buyer uncomfortable and run through the home too quickly and not appreciate it's strong points.
