Selecting the RIGHT Home Warranty Company

So you found the home you love and you are getting ready to submit an offer, but have you thought about a home warranty?

 

This posting is targeted at those who are in the market for a pre-existing home. When buying a home, you want to make sure you have some peace of mind once all the paperwork has been signed and you have been handed the keys. One of the many things you need to think about is your home warranty. In the majority of cases, the seller pays for the home warranty, but this is an item that is normally negotiable, so make sure you check with your real estate professional to see what rules your State has.

 

Some of the things you will want to consider in picking a home warranty company are the following.

 

Ø  Are they are licensed to conduct business in your State

 

Ø  Check to see what items are covered under the home warranty

 

Ø  Ask all the “what if” questions so that there are no surprises later on (Will I be placed in a hotel if my AC breaks? How soon will a repairman be on site to fix the item?)

 

Ø  Check to see if there is a deductible or service fee and if there is, make sure you can   afford the fee

 

Ø  Check for any possible hidden fees, such as disposal fees

 

Ø  Check to see who your local representative will be, some of these companies are national, but you also want someone based locally whom you can talk to when needed, even after hours

 

Ø  Check the duration of the warranty and make sure it is renewable

 

Ø  Lastly, get it in writing!!!

Home Warranties can be real helpful but certainly you want to get the right one and be covered if you ever need it.

You should read the fine print . There are many items that are not covered bt home warranty companies.
