As a professional home stager in Morris County, NJ, I work with several Realtors preparing their client’s home for the market. One of the most important aspects of my job is using diplomacy, tact and compassion when conveying what needs to be done prior to putting up the For Sale sign.
Instead of just giving the client a list of issues needed to be addressed, I accompany it with an positive explanation as to why we need to make the changes. Keep in mind that we all treasure our “things” and one man’s junk is another man’s treasure - that is true for all of us.
When you give an explanation of why you are suggesting changes, clients get it, and don’t take it as a personal attack on them and their home.
Never forget, selling is a very stressful time and it’s part of our job to reduce the stress of our clients and work with the Realtor.
The following are examples of how you can defuse a negative connotation when discussing changes and updates:
Take down heavy drapery so the sun shines in and shows off your beautiful windows.
Remove extraneous furniture so people can view your home’s architectural features with fewer distractions.
Update hardware and lighting – it's a relativily easy and inexpensive fix that will make an already good room stand out and look great.
Paint the walls neutral and/or remove the wall paper so it will appeal to a broader audience.
Pack up personal collections and photos so potential buyers can visualize themselves living in your home – this is a psychological tip.
Remind your client that nobody lives in perfectly clean, staged home, but they show better, thus you will receive more foot traffic and offers.
While your decorating style looks great, you want to neutralize the décor to appeal to the masses.
All of these explanations help the seller to understand why they need to make changes to their home, that it's not personal, and after positve feedback they become much more receptive to making necessary fixes that will make their home stand out from the competition.
