Downtown Reno Summer

Opened escrow yesterday after seeing 37 houses.  My record houses to be seen before getting in escrow was 25.  Back then I thought that was enormous.  Not anymore!  Please do not get me wrong.  I am not complaining about the hard work that our profession requires. I am very grateful for every business that I get and commit myself in helping my clients.

So here's our scenario...

My clients' schedule allows us to do our showings once a week.  We always narrow it down to 5-6 houses.  It usually takes us about 1-2 hours (depends if my GPS is accurate that day). They see a home that they like but they want to see more.  Of course, their criteria constantly changes as well.  It took us two months to finally find "The One".  They were credit approved and signed a buyer's brokerage agreement before we did any showings.

My time with them was well spent because I solidify my relationship with them, and I become more aware of the inventory. 

What is your whole take on this?  Is it because the shift in the market? How do you handle "finicky" buyers? What would you do differently?

I spend alot of time getting to know my buyers and emailing listings back and forth before our first outing.  When we do go out the first time, I try to show them a large variety of homes that meet their criteria in order to give them a chance to narrow down the items that are most important.  I pay close attention to what they comment on in the homes and take notes.  Then if they do not pick from those, I have a good idea of what it is they are looking for and can narrow my search to meet their needs.  This has saved me alot of time and gas!

Cynthia Mader ~ Thank you for the comment.  Good point about taking notes on their comments.  Majority of my clients are tech savvy.  They receive regular emails of homes that fit their criteria.  That is how we narrow down our showings to 5-6 homes. In an average, how many homes do you have to show your clients before you get them in escrow?

Hi Catherine,

Well you're definitely on the right track -- lots of patience with prospective buyers shows you're interested in them (often times more than yourself).  However, you've broken my record of 25 showings before opening an escrow.  I've also had five showings before opening an escrow.  It really depends on the buyer and the price they're shopping.  I think you'll find the more you stay in the price range, the better the chance you'll get to that escrow opening.  Your personal commitment really seems to be paying off, and in the long run (and at times even in the short run) your clients are going to love you!
