Part A: Factors that Affect the Price of Your Home
One of the biggest mistakes you can make when selling your home is incorrectly pricing it. Overpricing your home for sale will cost you both time and money. A home's asking price is determined by several things, including your home's location, the current housing market, home improvements and the condition of your home, competing home prices, and comparable sales prices of other homes.
Active listings, or current homes for sale, are your competitors because buyers will look at those homes and compare them to yours. Comparable sales prices of other homes are important because they show what buyers are willing to pay in today's market for homes similar to yours.
Determining an appropriate price for your home may seem challenging, but understanding what things affect your home's asking price will help you successfully choose a price for your home that reflects the current housing market and will get it sold quickly, and for the highest rate of return for you.
