What Are The Property Tax Rates in Fairfield County CT?

If I had a dollar for every time I am asked what the property tax mil rates are in various Fairfield County CT towns,  I’d probably be able to pay my own tax bill for the year. (Well, that’s a stretch….but wishful thinking).  Property tax rates are certainly an important piece of the homebuyer’s criteria for purchase.  

Property tax rates vary from town to town. In CT the tax rate, or mil (interchangeably ‘mill’) rate, is applied to each $1,000 of assessed value.

The assessed value is established by each town’s tax assessor and is equal to 70% of the fair market value of the property.  So, effectively you’re paying taxes on 70% of the value of the property as determined by the town assessor – not 100% as is the misconception.

Here’s an example using the town of Shelton with a mil rate of 18.57.

Tax assessor’s value                $300,000 (remember this is 70% of the market value)
Multiply by mil rate                    18.57 (use .01851 as a multiplier)
Annual property tax                    $5,571

Note: To calculate the tax assessor’s fair market value of the property, divide the assessor’s value by 70% (as a decimal)

300000/.7 = $428,571

Dagny -- Wow, that's surprising.  That's a big factor with buyers I have had deciding where they want to live as they know some towns are so much higher than others.  Many times I have had to calculate the tax out which can be a $2-3K difference, so they definitely don't want to look in those towns as the higher mil rate can add on 200-300 more a month to their mortgage payment.

Barbara, people get so mislead by mil rates, as if they are the cause for the taxes. People need to understand that the infrastructure of a city or town creates the tax burden

David -- I did see yours.  I did a greater Bridgeport tax post back then, but needed to get the whole county out there. I was just asked twice in the last few weeks about FC property taxes.  So it was time to do my own.  I am sure it will get views. Even though people don't want to know/think about taxes, they DO want to know about taxes!  A necessary evil.

Good explanation of the local taxes. We have the same issue here as most folks and agents have no clue how to calculate the darn taxes. I have heard so many agents telling their clients the wrong information.

Bob -- I keep a list with me as I don't have them all memorized! Who does?  One of the first questions I am asked is what is the property tax....then... how does this town compare to another?...  It's a very important component to the buyer's analysis of affordability.

George -- It sure is interesting to check out the different mil rates around the state.
