Only two months left in 2011, typically a good time to meet with your tax and investment advisors to discuss what your financial situation will look like at year-end. · Loan processing times are still longer than in years past, making 45 to 60 day escrows more common than the old standard of 30 days
· Escrow companies and companies that administrate tax-free exchanges (“accommodators”) are often flooded with year-end deals, increasing processing times
· If you’re a seller, the late summer selling season is over and the pool of buyers has sharply decreased, making for longer marketing times for most properties
· If you’re a buyer, there are sellers who may need to sell by year-end, creating opportunities to negotiate better deals
