Rockhill Gardens is a subdivision in the Brookside area of Kansas City. I regularly keep up with what's listed and sold in the area, because it's one of my favorites. I had to double check home sales stats for September because..not one home closed!
In September 2011, there are 17 active homes for sale in Rockhill Gardens. No homes sold last month. Two homes went under contract in October but have not yet closed. Of the homes that are active, the average list price is $170,317.
So far this year, 17 homes have sold in Rockhill Gardens at an average list price of $167,801. From January to September 2010, 22 homes had sold with an average list price of $176,715.
Of the homes that are currently listed, six of them are east of Holmes, and those homes are priced lower than the ones west of Holmes. Two of the listings are on busy streets, which also justifies a lower list price. These six homes bring down the average list price of the subdivision.
There is plenty of inventory in Rockhill Gardens, and it is still a desireable location for buyers, especially those homes west of Holmes. The slower sales reflect the continued stalled housing market. The lower average prices are a result of longer days on market as sellers continue to lower prices to attract buyers.
